Buyers Home Inspection

Buyer’s Inspection

This investigative inspection of a residential property will unveil the strengths and weaknesses of a home’s condition. We’ll inspect most visible and readily accessible areas of the home, sending you a full inspection report within 24 hours.

We inspect these components:

  • Roofing System (including roof penetrations, gutters, & downspouts)
  • Foundation & Crawl Spaces
  • Basement
  • Structural Components
  • Exterior (doors, windows, cladding, fascias, soffits)
  • Driveways & Walkways
  • Attached Garage
  • Grading & Drainage
  • Deck
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Insulation, & Ventilation
  • HVAC Systems
  • Plumbing System
  • Electrical System
  • Built-in Kitchen Appliances

A moisture meter will be used as necessary at no extra cost to check the home for evidence of plumbing leaks or exterior moisture intrusion.

ADDITIONAL INSPECTION SERVICES

Pre-Listing Inspection

For this inspection, we’ll arrive at your home to perform a detailed evaluation of the property before you put it up for sale. Some of the things we’ll be looking for include defective materials, areas of unsafe construction, and maintenance issues that could be addressed before the home is shown. All of this knowledge will help you promote a more successful sale of your home, protecting your asking price while also helping you avoid stalled negotiations after a Buyer’s Inspection brings these same issues to light.

New Construction Inspection

This inspection service is a thorough evaluation of new construction on a home that should be scheduled before the builder plans to conduct the final walkthrough of the property. In many cases, builders find themselves with crews that are undermanned or unqualified, which leads to mistakes. We’ll be checking each readily accessible component for any signs of incorrect installation or defective materials, helping you learn about existing issues so that you can have them resolved before it’s time to move into the home.

11th Month Warranty Inspection

Certain issues that emerge in a new home’s construction are often covered by the builder’s 1-year warranty. This inspection service involves a comprehensive examination of a home’s readily accessible and visible areas, revealing potential deficiencies that may be included under the home’s warranty—possibly preventing you from being responsible for unanticipated repair and maintenance expenses.

Radon Testing

For our Radon Testing service, we measure the levels of radon gas in your prospective home using a continuous monitor. Radon is quite prevalent and is the second leading cause of lung cancer after tobacco use—so it’s imperative for any home buyer to have their home tested to ensure a safe living space.

WDO/Termite Inspection

This inspection service is available for clients who would like their prospective home to be evaluated for damage caused by wood-destroying organisms such as termites. For South Carolina clients, we’ll conduct the inspection personally—and in North Carolina, we’ll refer the inspection out to a qualified third-party specialist.

Water Testing

For this inspection service, we’ll come to the home to collect samples from the tap and well. These samples will then be sent to local laboratory, where they can be tested for a multitude of different contaminants which may be detrimental to your health.

Irrigation Systems Inspection

We’re also able to comprehensively inspect a home’s sprinkler and irrigation systems. We’ll carefully investigate the condition of sprinkler heads, drip lines, and other components that need to be in sound condition in order for the systems to function properly and to avoid wasting water.
